How our South Australian projects are taking shape.

About Firmus

Firmus is an Australian company that got its start in Tasmania seven years ago. Since 2019 we have been designing, building and operating AI infrastructure in Australia, and we are now bringing that experience to South Australia.

From the beginning, we set out to build AI infrastructure designed to use energy and water efficiently. Our sites use cooling and energy management systems that have been deployed and refined through our operations in Launceston, Tasmania, and now expanding across the country, including here in South Australia.

Our infrastructure is designed to use low levels water for cooling and our facilities are designed to operate within applicable noise requirements for the locations in which they are developed.

We know communities want to understand how projects like this fit into their area, and we are committed to providing clear information and opportunities for people to share feedback as our projects develop.

Jobs and industry opportunities in South Australia

Our South Australian projects will create a wide range of jobs during construction and once the sites are operating.

During construction, the projects will need civil, structural, mechanical and electrical trades contractors, along with off-site fabrication and equipment production support.
Once operational, the sites will support ongoing roles across operations, maintenance, security, energy management, engineering and administration.
Many of these roles will suit people already working in trades and technical jobs such as technicians, electricians, security, groundskeeping and building maintenance. For people working in adjacent fields, there will also be pathways to retrain into long-term careers in advanced infrastructure.

Our South Australian Projects

We are planning two AI Factory sites in South Australia, with a combined planned critical IT load of 2.3 GW, supported by approximately 2.7 GW of planned power connection capacity.

Tailem Bend

Located near Murray Bridge, approximately 90km from Adelaide, the Tailem Bend AI Factory is planned to deliver approximately 1.0 GW of critical IT load at full build-out, supported by around 1.2 GW of planned power connection capacity, subject to planning approval.

Stirling North

Located near Port Augusta, the Stirling North AI Factory is planned to deliver approximately 1.3 GW of critical IT load at full build-out, supported by approximately 1.5 GW of planned power connection capacity, subject to planning approval.

Policy in Action: South Australia Energy Agreement

In June 2026, we entered into a 12-year electricity supply agreement for our first South Australian AI Factories — 600 MW of load, structured to deliver on the commitments in our energy policy.

Project Approvals

Firmus is progressing with plans for its South Australian AI Factories at Tailem Bend and Stirling North.

We are working closely with the South Australian Government, including the Department of State Development and the Office of Technical Regulator (Energy and Mining), to determine the project’s approval pathway under the Planning, Development and Infrastructure Act 2016 (PDI Act).

Through this engagement with the State Government, and as significant infrastructure development projects, Firmus is seeking to obtain Crown Sponsorship for the project approvals pathway. If Crown Sponsorship is obtained, the project will proceed through the relevant Development Application and assessment process.

Firmus is committed to engaging with the community throughout the development of our South Australian projects. Once the approvals pathway is confirmed, we will be able to share more information about how and when the community can be formally involved in the process. In the meantime, we welcome community feedback through our online survey (link) and at our local community events.

Our energy, water and grid commitments

We are committed to using energy and water responsibly and reducing pressure on local resources.

In South Australia, we know water use is an important issue. We are investigating a range of options to reduce our water demand, including the use of non-potable and recycled water to support a more sustainable project. In addition, our AI Factories use cooling systems designed to minimise water use, and any water used on site will be managed in accordance with applicable requirements and Firmus’ Water Stewardship policy.

We have also linked our site growth to new renewable energy generation and battery storage through our 12-year energy agreement with Gunvor Group. This includes support for the Koolunga Battery Energy Storage System, a 200MW/800MWh grid-forming battery at Brinkworth in South Australia’s Mid-North.

Community engagement

We know that large-scale AI infrastructure is new.

People have questions about water use, energy, visual impacts, noise and local benefits.

We know that large-scale AI infrastructure is new to many South Australian communities, and that people have questions about water use, energy, visual impacts, noise and local benefits. Those are reasonable questions and we want to answer them properly.
We are committed to engaging with the communities in which we operate, including through drop-in sessions with the project team where you can ask your questions directly. We will also share technical findings as they become available and provide details of how community and stakeholder feedback has informed the development of our projects.

We're also engaging with local councils, Traditional Owners, ElectraNet, SA Water, neighbouring landholders and regional businesses throughout the process — not just at milestone moments.
